I've been so tempted to pick that book up, but I rarely fork out hardback prices, and I feel that a smaller paperback would ruin the format somewhat. Is it worth splashing out on?

I agree on point 2. the layout of the house isn't particularly important, although one could argue that the way its laid out adds to the oddness of the whole situation. However, I can't see anything stopping you from re-working bits and pieces

I only ever owned the trade paperback and it was fine. I would suggest against the smaller paperback version because a lot of the format looks odd on a smaller page. For instance, when the text spirals, it would be nearly illegible in a small paperback.
